Is HomeHandler a vacation propety management company?

No. We help turn your second home into a second income by providing marketing strategies, tools and assistance to help maximize occupancy. In addition, we offer advice and guidance on how to protect your investment, operate more efficiently and expand your business.

Are you a vacation home listing company like VRBO?

No. In fact, we help home owners optimize their on-line advertising to decide the best method of advertising for their vacation property. We believe in a unique approach that blends using listing sites (like VRBO), creating a dynamic web site and search engine optimization.

What if I list my property with a management company?

We work with both individual owners and property management companies.  Our goal is help your property be seen in the best possible light whether you manage it yourself or work with a management company.

If you aren't a listing service, then what do you provide?

Just a few years ago, it was possible to put a few photos and a description of your home on a vacation listing site and expect to book your vacation property. With the huge increase in vacation home ownership, there is increased competition, availability and price discounting.  We believe in a hybrid approach of using listing sites, a dynamic web site, and visual marketing that shows off all that your property has to offer.  That includes virtual tours, video and floor plans.

I am considering purchasing a vacation property and don't really know where to begin. How can I get my questions answered?

Just sign up for our service and give us a call. The first hour is free. We are happy to help you get started. On average, we find that inial questions take 2-4 hours depending on you level of experience in the market. You can buy blocks of time to use at your discretion to get your questions answered. We also offer "Vacation Home Analysis." If you have a property you're interested in purchasing, we will examine the occupancy rates of homes in the area, the investment required, ROI, risk/reward possibilities and tell you if we think it's a property that will suit your needs.

Many people say that purchasing a vacation home will never produce a positive cash flow. Are they right?

That depends. Most of our clients look for a home that can be cash positive. We create strategies for them to achieve that goal. However, some people are looking for the appreciation of the area for their financial reward. In that case, we create a short term strategy to help them stay afloat, create a rental history and ultimately sell. for a profit. Still others want to buy a second home in an area they absolutely love, regardless of price or projected rental income. We are here to help those people market their home as best as they can to insure that they can keep their dream vacation home as long as they desire. Many of these people are pleasantly surprised to find out that their obscure or out of the way vacation homes become profitable rentals.

Is operating a vacation home a lot of work?

That depends.  You can choose to use a management company and have less work/less money or more work/more money.  There's no right answer.  It really depends on your goals.  However, if you are going to tak this on yourself, there is a learning curve and some work involved.  However, we're here to help avoid the potholes of the industry. It doesn't mean it's easy. Consider us your vacation home personal trainers. Sure, it's work right now, but you'll be looking good soon.

I've been running a successful vacation property for years. What could you offer me?
